Foundation Seal Tape™ (FST)
When encapsulating a crawl space it is important to tape the seams and seal the crawl space vapor barrier to the foundation wall. This keeps the moisture under the vapor barrier from equalizing with the drier air in the crawl space.
This super sticky tape is designed to be applied to a block or brick foundation wall so that a vapor barrier like the 12 Mil GuardianLiner® can be sealed to this tape once the release paper has been removed. The Foundation Seal Tape™ is a waterproof "gasket" that will not allow moisture to pass by it maintaining the low humidity environment of the encapsulated crawl space.
Install steps-
- Locate where the wall liner will be installed on the foundation wall-
- Keep in mind-
- you must maintain a minimum inspection gap of 3" at the top the foundation wall
- the higher you go up the wall the cleaner the concrete will be and the better the adhesion
- the lower on the wall you go the more you will have to clean the wall to give the FST a good surface
- Start by pulling about 12" off the roll and pushing it onto the concrete or brick foundation, starting the seal
- Once the tape is secure at the beginning of the roll to the wall begin to pull more tape off the roll and keep the tape straight by using the mortar joint as a guide.
- Push the FST into the foundation wall with your thumb or a counter top roller to get at good grab
- Once you have the FST installed everywhere you want the vapor barrier to seal to the foundation
- Select a starting point that is farthest from your crawl space access and begin by pulling only the brown Kraft paper back an arms length
- Adhere the vapor barrier to the FST- Be careful and take your time to get it started straight
- Be sure to either
- leave 1/2"-3/4" of vapor barrier above the FST to keep the black tape color from showing over your wall OR
- fold over (fold back) the top edge of the wall liner and adhere to the FST (this method is better if your wall liner is cut by the installer and is not exactly straight)
- Continue moving around the crawl space over lapping by 4-6" on to the previous piece
